§1.01 What’s Different About UD Cases?

There are two striking differences between unlawful detainer (UD) actions and other civil actions:
  • Unlawful detainer actions are summary proceedings, designed to provide a means for landlords to quickly recover possession of real property from tenants who are in wrongful possession.
  • You will encounter high numbers of self-represented litigants in this area—both landlords and tenants.
