As a result of this course, you will be able to:
- Explain how summary UD proceedings differ from general civil actions
- Identify who can appear for the plaintiff or defendant
- Compare the strict requirements for 3-day, 30-day, and 60-day notices
- List the methods of service for the different notices
- State when the tenant must respond
- List legal reasons for a landlord to terminate a tenancy, such as rent default, nuisance, or going out of the rental business
- List legal defenses available to the tenant, such as breach of the warranty of habitability or retaliatory eviction
- Explain use of the prejudgment claim of right to possession
- Identify basic trial procedures and available relief
- Contrast related actions such a forcible entry or detainer or actions to quiet title
